Lake Winnebago ~ Neenah lakefront property price reduced
After much deliberation due to the current state of the real estate market conditions in the Fox Valley, WI area I’ve decided to reduce the sale price of my lakefront Lake Winnebago property from $284,900 to $274,900.
According to my Realtor the average length of time homes are on the market is considerably longer than what it was, especially now that the tax credit has expired.
I wonder how other Neenah lakefront homes for sale seem to be fairing in the current conditions? Due to the uniqueness of my property I know there is a real estate investor or someone else who will find this property to be exactly what they are looking for.
Based on the updates I’ve done since my purchase in 2006 the price of $274,900 seems, to me, an incredible bargain. Especially if a new owner continues to rent the largest unit as a Lake Winnebago Vacation Rental by Owner property as I’ve done since 2007. The income potential with a lakefront vacation rental property is considerably higher than a traditional rental and is highly desirable to visitors since there are so few vacation rentals in Neenah, WI.

With spring comes lake flies and dock installation
I love spring on the lake – watching the ice melt and recede from the shoreline is a reminder of sunny days ahead and laying out on the dock with a good book or playing fetch with my dog.
Soon the flowers will be blooming along the walkway of my Lake Winnebago property and with those flowers we will get our first batch of lake flies.
They are one disadvantage to life on the Lake and the one time during the year that I do not accept reservations at my vacation rental by owner property – they typically last about two weeks and are gone by Mother’s Day.
While they don’t bite or hurt you they are a nuisance and the humming noise from the mass quantity of them can be somewhat unsettling.
Being from Milwaukee I had no idea what lake flies were and still very clearly remember my first spring here (2007) and being shocked at waking one morning to find all those little buggers flittering around.
I’m still curious if people can really “get used” to them. This will be the first year I will actually “remember” that they will be coming …and I still am not welcoming their arrival.
But the benefit of dealing with those little pests for two weeks are the other joys of living on the Lake. The colors of the sunrises. Relaxing on the dock. The sound of the water lapping at the shore. Watching the moon rise and reflecting off of the still water. Watching the pelicans, hurons and ducks.
Certainly those days are ahead as the dock was installed yesterday.
